Our Lending Process

First things first. Let’s take a moment on the phone or in person to see if we are a fit for what you need. This will usually be a 15 to 30 min conversation with one of our Senior Loan originators. The goal is to understand what your goals are and if we have a product that can help. We don’t want to waste your time, and will only have you apply if we are a fit for you.

A team member is always available to help you complete the mortgage application. We want answer any questions you have and need to ensure accuracy. Once submitted we will pull your credit to determine the interest rate. We will also let you know upfront what additional documentation will be required for each loan type. We will be clear and up front with you so that there are no surprises along the way.

When you are ready to move forward, one of our loan specialists will help you pick a loan that best suits your needs and lock in your guaranteed interest rate.

As with any loan it is our responsibility to clearly communicate the terms of that loan. One way this is done is with Loan Disclosures (Loan Estimate or LE) which will give you all the costs of your loan and a (Closing Disclosure or CD) which will show where all the money is coming from and where it is going. Loan Disclosures can be signed in person or via DocuSign. We will also need some information from you. The documentation we need will vary based on the loan you select, but all documents received by us are done so securely and we guarantee that any information you share with us will remain private and secure.

I know that this might seem like a lot of steps, but we want to make sure that if you are buying a home that you are paying a fair price and that it is in good condition. There is nothing worse than paying too much for a home or getting a property that has problems you did not expect. These are services that you will need to pay for with any loan, but we do require it for our mutual protection.

The review process is critical to you and to us. We want to make sure that this loan is something that will be a good fit for you and for us. Sometimes there are things that come up that may have been missed in our conversations and we want to take the time to fix that now before you find yourself with a loan that may not fit your needs. Our team will verify all documents submitted so that we can both know that the home you are purchasing or refinancing is in good standing and that you can afford the loan in the long run.

Some loan products require that you receive 3rd part loan counseling to review your Loan Estimate and Closing Disclosures. Assuming everything looks good and you would like to move forward, we will order your final loan documents which will be signed at escrow or with a mobile notary.

This is the final step. On purchase we can fund and record on the same day. On refinances, the government requires that all borrowers have a 3 day right to cancel before we fund and record.
